Activ Investment – 2025: A Year of Growth and Consolidation in Local Markets

For Activ Investment, 2025 was defined by strengthening our position in established markets, the consistent development of new locations, and the successful completion of major projects that are now functioning as fully inhabited communities.

From Kraków and Katowice to Gliwice and Warsaw—in each of these markets, we delivered developments that are genuinely reshaping the local housing landscape. In total, we sold over 260 apartments across these four cities.

Katowice – New Launch at Kopalniana 7 and a Return to Mikołowska Street

In the second quarter of 2025, we launched sales and construction for the Kopalniana 7 investment in Katowice. This address is situated in one of the city’s most iconic districts—in the immediate vicinity of the Silesian Museum, NOSPR, and the famous Spodek arena.

The project comprises 48 apartments ranging from approximately 30 to 98 m². With functional layouts, large glazing, balconies, and terraces, it offers an attractive proposition for both future residents and investors. A key asset is the direct proximity to Bogucki Park, which serves as a green recreational hub for walking and relaxation. With prices starting from 10,100 PLN/m², the project is positioned in the affordable segment despite its exceptional location.

Nova Mikołowska – City Garden

In the second half of 2025, we reasserted our presence in Katowice by introducing a new phase of our award-winning development : Nova Mikołowska “City Garden” at Mikołowska/Strzelecka Street.

This four-story building with 23 apartments is rising in the green heart of the city, right next to a square filled with mature trees. Thoughtfully designed floor plans (approx. 37 to 81 m²), expansive windows, and terraces reaching up to 27 m² create a space for those wishing to combine the dynamism of the city center with daily contact with nature.

Nova Mikołowska “City Garden” is designed for clients who expect more than just square footage. It is a prestigious downtown address just steps away from a peaceful, green square.

Gliwice – Success of Area Park housing estate on Dolna Street and Launch of Phase II

In 2025, Gliwice was the main focus of our activities. Here, on Dolna Street, we completed the sale and construction of the Area Park housing estate in the middle of the year. . Every apartment found a buyer, and we have handed over the final keys to owners. The project, consisting of five modern residential buildings, sold out completely before construction works were finished.

After years of focusing mainly on Katowice, Area Park has become a symbol of our successful return to the Gliwice market. The sales results and pace of commercialization confirmed that both our strategy and choice of location were correct – Gliwice remains a market with great potential for us in the coming years.

 

Second stage in Gliwice : Area Park II housing estate

The success of the first phase encouraged us to establish a longer-term presence in this part of the city. Mid-year, we announced the purchase of an adjacent plot on Górna Street for Area Park II housing estate.

The project involves the construction of four new buildings featuring modern architecture and eco-friendly solutions—including photovoltaic installations and EV charging stations—surrounded by abundant greenery. Plans include planting over 160 trees and hundreds of square meters of shrubs to emphasize the estate’s green character.

Sales for Area Park II housing estate officially launched in November 2025, with construction beginning in early December. The first stage includes two buildings (B1 and B3) with 34 apartments each. Within the first week, a portion of the units had already found buyers, clearly demonstrating the high demand for new apartments in this part of Gliwice.

Kraków – Growth in Ruczaj, Strong Foothold in Płaszów, and a New Chapter in the North

For our Kraków operations, 2025 marked the closing of a major chapter in the Wodna Street area and the opening of a new one at Przewóz Street in the Płaszów district.

By mid-year, we finalized the sale of all 31 apartments in the Staw Płaszowski II investment. This is the fourth and final project realized by Activ Investment at Wodna Street—following Wodna 34, Wodna II, and Staw Płaszowski I. This intimate building, featuring glass-paneled balconies, ground-floor gardens, and refined architecture, concludes a series of investments that have helped define the new residential character of this part of Płaszów. Construction is scheduled to finish by the end of September 2025, with key handovers following technical inspections.

New Investment at Przewóz Street

In July 2025, a new location joined our portfolio in Krakow – a plot of land on Przewóz Street. The purchase of this property opens the way for the construction of another multi-family building in this district, strengthening our presence in the south-eastern part of Krakow and fitting in with our strategy of consistent development in the Płaszów area.


We continue our operations in Ruczaj district


Throughout 2025, work progressed intensively on the Kameralny Ruczaj investment. Construction, which began in late November 2024, has entered a key phase—advanced facade works are underway, and the interiors are taking shape. The project is enjoying high customer interest; only 15 apartments remain in the offer, allowing us to look forward to finalizing sales alongside construction progress.

Return to Northern Kraków

In 2025, we are also finalizing a significant transaction—the purchase of a plot in the north of Kraków, near Krowoderski Park. An intimate development of nearly 60 apartments will be built here. This marks a symbolic return to this part of the city following the success of the Banacha II project, but this time in a location closer to the center with even better connectivity. This new project will naturally complement our offer in Płaszów, strengthening Activ Investment’s presence in two strategic areas of the city.

Warsaw – A Strong Debut for ŚwiatoVida

Although Warsaw is still a relatively new market for Activ Investment, it has already become one of the most important locations in recent years. In Tarchomin district, right next to Galeria Północna, the ŚwiatoVida investment is under construction – our first project in the capital, which quickly proved to be a bestseller in this area. We have recorded sales of 15-20 apartments per month, which is one of the best results on the local market. At the beginning of November, over 93% of the units were sold – only 20 of the 305 apartments remain.

The most popular were compact two-room apartments (up to 39 m²), chosen by single people, young couples, and investors, as well as functional three- and four-room apartments (approx. 60 m²), chosen primarily by families looking for comfortable living space.

Work on site is proceeding according to schedule: facade work is underway on building B1, and building B2 has reached the closed shell stage. Completion of construction is planned for early 2027. ŚwiatoVida proves that our offer well meets the needs of Warsaw customers, combining functional apartment layouts, competitive prices, and a convenient location in a dynamically developing part of the capital.

Awards and Recognition – Nova Mikołowska on the International Stage

2025 was also a time of significant architectural success. The Nova Mikołowska project in Katowice was recognized internationally, receiving the title of “Award Winner” in the Architecture Multiple Residence category at the prestigious International Property Awards 2025–2026.

Often referred to as the “Oscars of the real estate industry,” this competition gathers projects evaluated by dozens of experts chaired by members of the British House of Lords.

Nova Mikołowska is a complex of two residential buildings located on the edge of “Old Katowice.” The core idea was to complement the historic city center fabric while connecting the dynamic downtown character with open, friendly public space. This international distinction adds to the project’s accolades, which previously included the SARP Year Award 2024 and a distinction in the “Architecture of the Year of the Silesian Voivodeship 2024” competition. This success is a testament to the hard work of the entire team, partners, and collaborators involved.

B2B Projects – Racławicka in Kraków

In 2025, B2B cooperation with institutional partners was an important area of our activity. We completed the construction of a facility on Racławicka Street in Krakow for Zeitgeist Asset Management.

The modern ZEITRAUM facility, which is BREEAM certified, combines a student section (PBSA – 289 beds) and a PRS segment with 182 fully furnished apartments for rent. In September, the building welcomed its first residents and students, becoming a key point on the map of modern, sustainable accommodation facilities in Krakow.

For Activ Investment, 2025 was a year of successful completions, bold new starts, and the consistent building of our presence in key locations: from downtown Katowice and green Gliwice, through Kraków’s Płaszów, to the rapidly developing Tarchomin in Warsaw.

It was also another step toward sustainable, well-designed estates that meet the needs of both residents and investors. The coming years will see these directions develop further—on plots that were only just entering our plans in 2025, new buildings will soon rise, and new stories of residents will begin.
